Is Cook Out Coming to Florida?

Is North Carolina’s Cook Out (fast food chain) opening in Florida? It seems like more than a strong possibility.

In 1989, Cook Out was founded in Greensboro, North Carolina. Since that original location, they’ve opened more than 300 double drive-thru and sit-down restaurants in Alabama, Georgia, Kentucky, Maryland, Mississippi, South Carolina, Tennessee, Virginia, and West Virginia. Florida will be the 11th state.

People know Cook Out for its fresh, never-frozen burgers, chili dogs, and over 35 different milkshakes. An important note is that their chili dog is oh-so-good!

Cook Out in Pensacola and Tallahassee

In 2025, Tallahassee won 26% of the vote in a Cook Out Twitter poll to find a city for their following location. At the same time that poll was happening, the Pensacola News Journal announced that Cook Out would be opening at a former Regions Bank (1735 E. Nine Mile Road, Pensacola) location.

Cook Out‘s developers bought the parcel of land for $1.84 million in 2021. They have since received approval for construction plans, and as of December 2023, the Pensacola site is awaiting permits to begin demolishing the bank building.

As of now, the location remains unopened, and no further news has emerged about a future Tallahassee site, although the State of Florida lists a Cook Out Tallahassee corporation.

Cook Out in Tampa

Now, it looks like two Cook Out locations are coming to the Tampa area, both in permanently shuttered Boston Market restaurants. Hillsborough County property records show that Cook Out has purchased the deeds for 5501 E. Fowler Avenue (Temple Terrace) and 16215 N. Dale Mabry Highway (Tampa).

It is unknown if the buildings will be torn down and rebuilt or repurposed. I’m hoping for the latter so that no delays arise. I’m all about eating a Cook Out style hot dog and cheddar-style hamburger with a fresh banana milkshake.
